Mini-Bio: I began my real estate career with HFS, a specialist in VA and HUD foreclosures, and created the now retired Repohome of the 90s. As the distressed market waned, I moved to RE/MAX Real Estate Metro in Middletown, which eventually morphed into RE/MAX R.E. Consultants in downtown San Diego. During my tenure I became the #1 RE/MAX individual agent in downtown San Diego. I was, and am, a pioneering agent in Internet marketing for downtown San Diego. I offer detailed information about our downtown San Diego real estate market, neighborhood descriptions (with a special Little Italy link), maps, walk scores,  and so much more. Downtown San Diego a great place to call home, I should know; It has been my home since 2001, as a resident in the Embarcadero, Marina, Little Italy neighborhoods. Chances are that the other "experts" you find on the Internet either do not live in Downtown San Diego. Should you work with someone who is not wholly vested in Downtown San Diego? I do this by hand, so occasionally I have a typo or haven't added/removed a particular condo. If you do find a typo, I would not mind if you point it out to me.

If any listing is long-term leased, or shown with an accepted offer only, it might not be listed on my site. If you are the owner of such a unit, if I am your agent then it WILL be on the site.

If you are a seller and your unit is not listed here, it could be because your agent or broker has requested that it not be included on third-party sites. Also if your site is listed with an agent who will only accept offers via a third-party website, it will not be listed online.

Flips are listed seperately because I include a RVO = Real Value Opinion, similar to a blue book value for downtown condos. Essentially is it a good deal, or a bad deal?

Payment is irrelevant to about forty percent of sales, those that close with all cash. Payment estimate is for people putting down ten percent of the purchase price.

On occasion the monthly HOA fee figure will include any special assessments, which isn't too usual, and often are just temporary. If you have any questions, please let me know.

Actual square footage should always be verified. In some instances there have been many inaccurate measurements, either as compared to the assessor record(s), or the measurement simply is not accurate (settled lawsuit against Bosa seems to confirm). When I notice it, my site reflects the official (assessor) figure, not the figure the developer, owner, or agent, have suggested, or the lawsuit settled indication of size. Cost indications above are for P&I (principle loan payment (P) and interest payment (I)) only. For the payment calculation, I've used a down payment of 10%. If your down payment is different, your P&I will be different. If your down payment is less than 20%, you will have a PMI payment (Private Mortgage Insurance) as well. I will use current market rates, though as rates change, I do not change all of the properties to reflect that (only as I have time). In general, the interest rate quoted by a lender is lower than the actual APR (Annual Percentage Rate) you may receive. The APR reflects more than the simple interest rate; it also considers fees you would pay to obtain the loan, and is a method you can use to compare financing alternatives more easily (Regulation Z of the Federal Government Truth-in-Lending Act). You should speak with a professional lender to obtain more accurate figures, as the above payment indications are estimates only. Click the following links: General Table w/ Various Rates.
